Prefab homes rarely turn out to be cheaper in the long run. People have been trying it with various systems since the turn of the last century. Sears made a decent go of it for a while, but the most successful system iirc is the trailer home, followed by the double wide, which is really Two trailer homes.
People keep on coming up with various systems that claim to be cheaper, usually by reducing on site labor in exchange for higher materials cost, but at the end of the day these numbers rarely work out.
If someone ever does figure out something they stand to make a lot o money though, which is why they keep trying I think.
