New NYC hotel offers up-close views of ground zero
NEW YORK
--- At rates from $199 a night, guests at the new World Center Hotel can get as close to the hive of activity that is ground zero as it's possible to get without a hard hat.
The 169-room hotel just south of the World Trade Center site celebrated its grand opening Wednesday and Mayor Michael Bloomberg proclaimed World Center Hotel Day. But in what hotel executives call a soft opening, guests have been staying there for months as construction was completed floor by floor.
Deena Mendlowitz, an improv performer from Cleveland, said after checking out that it was "phenomenal" to see the rebuilding firsthand.

Farmer fires home-made cannon to defend land
BEIJING (Reuters) – A Chinese farmer has declared war on property developers who want his land, building a cannon out of a wheelbarrow and pipes and firing rockets at would-be eviction teams, state media said on Tuesday.
Yang Youde, who lives on the outskirts of bustling Wuhan city, in central Hubei province, says he has fended off two eviction attempts with his improvised weapon, which uses ammunition made from locally sold fireworks.
"I shot only over their heads to frighten them," the China Daily quoted him saying of his attacks on demolition workers sent to move him off his land. "I didn't want to cause any injuries."
The rockets can travel over 100 meters, and exploded with a deafening bang, the official paper added. It did not say if anyone had been injured.

Convert your rentals to land contracts.Your obvious options are to sell or be the bank.
There are a number of positive things to be gained by converting your rentals into land contracts. A land contract is considered as an installment sale by the IRS. Instead of rent, in an installment sale you receive a land contract (PITI)
payment, which consists of principle, interest, taxes, and insurance. The interest is taxable, and the taxes and insurance are usually a wash because the money is a pass through, leaving the principle portion which is taxable only in proportion
to the difference between the purchase price and the land contract sale price.
Just as an example, you buy a house for $80,000 and sell it on a land contract for $100,000 a 20% gain. Thus, only 20% of the principle paid to you in any given year, including the down payment, is taxable. At the same time, if you have a
mortgage on the property, you have interest expenses which are still deductible.
The nice thing from the resident's standpoint is that they now respect you as the banker and enjoy the mortgage interest deduction and pride of ownership. In addition, their having made a down payment gives them a bigger stake in the property, and helps assure they'll look after your investment.
If they do not have adequate down payment you have the month and a half to take advantage of the 10% tax credit up to $8,000.

Native American tribes tired of waiting for the U.S. government to honor centuries-old treaties are buying back land where their ancestors lived and putting it in federal trust.
Native Americans say the purchases will help protect their culture and way of life by preserving burial grounds and areas where sacred rituals are held. They also provide land for farming, timber and other efforts to make the tribes self-sustaining.
Tribes put more than 840,000 acres — or roughly the equivalent of the state of Rhode Island — into trust from 1998 to 2007, according to information The Associated Press obtained from the federal Bureau of Indian Affairs under the Freedom of Information Act.
Those buying back land include the Winnebago, who have put more than 700 acres in eastern Nebraska in federal trust in the past five years, and the Pawnee, who have 1,600 acres of trust land in Oklahoma. Land held in federal trust is exempt from local and state laws and taxes, but subject to most federal laws.
Three tribes have bought land around Bear Butte in South Dakota's Black Hills to keep it from developers eager to cater to the bikers who roar into Sturgis every year for a raucous road rally. About 17 tribes from the Dakotas, Nebraska, Wyoming, Montana and Oklahoma still use the mountain for religious ceremonies.
Emily White Hat, a member of South Dakota's Rosebud Sioux, said the struggle to protect the land is about "preservation of our culture, our way of life and our traditions."
"All of it is connected," White Hat said. "With your land, you have that relationship to the culture."
Other members of the Rosebud Sioux, such as president Rodney Bordeaux, believe the tribes shouldn't have to buy the land back because it was illegally taken. But they also recognize that without such purchases, the land won't be protected.
No one knows how much land the federal government promised Native American tribes in treaties dating to the late 1700s, said Gary Garrison, a spokesman for the federal Bureau of Indian Affairs. The government changed the terms of the treaties over the centuries to make property available to settlers and give rights-of-way to railroads and telegraph companies.
President Barack Obama's administration has proposed spending $2 billion to buy back and consolidate tribal land broken up in previous generations. The program would pay individual members for land interests divided among their relatives and return the land to tribal control. But it would not buy land from people outside the tribes.

As the eighth anniversary of the September 11 terrorist attacks approaches, the slow pace of construction at Ground Zero in New York is puzzling many people.
A poll found more than half of New Yorkers believe the rebuilding is going badly and more than 60 per cent do not think key parts of the project will be finished on time.
On the ravaged World Trade Centre site, signs of the massive rebuilding effort are finally edging above street level.
The work is hot and hard, but eight years after September 11, workers like carpenter Estelle St Clair are proud of the project.
"Even though I was so devastated then, I felt I didn't participate then when it happened, I feel like I'm participating now to bring us back to where we need to be here in New York and as a country," she said.
Years of cost blowouts and squabbling between the site's owner and developer have slowed down construction.
